Our training is focused on real-life application-orientated hands-on training material and techniques you will need to start and build your new business. Once you complete our training program, you will have everything you need to become a highly successful real estate investor using the owner financing strategy. Our training material was developed by experienced investors, sharing their knowledge of what happens out on real live actual deals.

Training Philosophy

Our Partnership Path Package Includes The Following:


  • Owner Finance Academy’s Boot Camp in a 5-day intensive course is the essential course material on getting started and becoming a outrageously successful real estate investor. Besides sharing the information vital to your success, we have break-out sessions each day practicing what you have learned so that you are ready to hit the ground running after the Boot Camp ends.
    • Day One begins with one of the country’s experts on marketing, Sheila Steinmark, teaching you how to create effective targeted marketing strategies to drive the motivated sellers to call you. Sheila will show you how to develop a multi-layered marketing plan leveraging both the latest cutting edge digital and traditional marketing methods. Included in this is teaching is almost 110 places where to find motivated seller and almost 50 different communicate strategies to reach them. Most investors spend $3,000 to $6,000 in marketing for every property they purchase. Using these innovative and effective strategies, you can expect to spend $300 to $600 in marketing for every house you purchase. We will finish the day by giving you an introductory course in using our lead generation package, provided to you by Realeflow.
    • Day Two begins by a detailed discussion of the attributes that are required to be successful starting a new business and or career. We continue by teaching how to answer the phone and have the seller share the information required for you to effectively evaluate the lead. We then dive into a detailed discussion on how to evaluate the lead, so that you are only focusing on those leads that are most likely to yield the best results for your business.
    • Day Three jumps right into exploring how to perform the necessary due diligence and how to craft your offer to the seller. The investor practices on recently completely live deals. We then teach how to complete the contracts and disclosures. We complete the day’s training by discussing in detail how to go out to the house, how to evaluate the house for the required repairs, how to build a rapport with the seller, build instant credibility, lay the framework for your offer, and finally make the offer. Finally, we will demonstrate how to walk through the contract and all the disclosures. At the end, the seller should thank you for solving their problems for them.
    • Day Four kicks off with pricing the house and marketing the house for sale. We will discuss how to show the house to prospective buyers and how to qualify those buyers. We will discuss negotiating the sale and then contracting with the seller.
    • Day Five starts with how to process the prospective buyer through the loan origination process. We will share how to manage the acquisition and the sales closing. We teach you with how to manage the loan servicing for the duration of the loan. We finish the Boot Camp with a discussion on how to manage your collections to keep your delinquencies far below traditional mortgage lenders.

This material includes additional marketing materials and ideas on how to get motivated sellers to call you, scripts on how to handle different situations, an electronic copy of the Seller Questionnaire, and other helpful marketing materials.


  • The monthly subscription to Realeflow, which is an all in one tool to automate your real estate investing business. Part of Realeflow is Leadflow, which includes powerful marketing engines such as LeadPipes, which includes LeadPipes, Contacts, Properties, Analyze, Manage, and Communications.
  • LeadPipes is an interactive database containing millions of potential leads to market to including Absentee Owners, Bankruptcies, Free & Clear Properties, High Equity Properties, Low Equity Properties, Probates, Renters, Properties with Tax Liens, and Upside-Down Properties. With each type of leads, you can market to the leads from your desktop through an internal direct mailing program from your desk. LeadPipes includes being able to easily build your own websites with autoresponders and an entire library of proven marketing collateral such as letters, postcards, and sample emails. There are additional charges for the investor to use the direct mail. Please contact Realeflow directly for the specifics of these charges and to arrange for payment.
  • The Contacts section allows you to easily and accurately collect and manage all the pertinent data regarding your leads.
  • The Properties section gives you a powerful tool to manage the properties you are working on. It allows you to drop-and-drag documents or emails to each property so that you can find what you are looking for in an instant. You can collect all the important information for each property, allowing the investor to greatly increase their productivity. This section provides the public information on each property, which saves you many hours by avoiding doing the research yourself.
  • The Analyze sections provides access to the Hammerpoint Repair Estimator, so the investor can accurate estimate what it takes to repair and or rehab the house. It also includes the Hammerpoint Rehab Planner, so that your repairs are done on time and on budget.
  • The Manage section provides tools for the investor to manage all the documents associated with the Construction Management, LeadPipes information as well as the Mortgage Assistance Relief Services disclosure.
  • The Communications sections allows you to manage all client communication in one area, be it through emails, autoresponders, faxes, or text messages. This section also provides the user with unlimited number of squeeze pages.
  • Realeflow is a separate corporate entity and is not directly affiliated with Owner Finance Academy. Owner Finance Academy is a distributor of the application only and makes no warranties or guarantees of the application whatsoever. Any customer service issues must be addressed directly by the Realeflow team.


  • We are including premium access to our Skip Tracing Program (BellesLink™) at greatly reduced pricing for all our investors.
  • The investor submits their request from 10 to 5,000 name and addresses at a time. Their report is delivered within 4 hours with the following information: to up 5 active phone numbers, indication of discontinued numbers for the person, designation of a landline or celling phone for each listing, and up to 4 email address per lead
  • The active response rate for the is just under 90% and the active phone response rate is just under 60%, both of which are at the high end for similar skip tracing companies.
  • Typical cost per each name submitted is $0.19 (or $19.00 for 100 names searched).


  • We are providing the contracts and disclosures that we use every day.
  • Contracts and disclosures (for the State of Texas). Disclosures for all other states.
    • These contracts and disclosures cover the following transactions:
      • Cash acquisition transactions
      • Seller finance acquisition transactions
      • Subject-to acquisition transactions
      • Wrap-mortgage acquisition transactions

    • We are providing all relevant Texas Real Estate Commission contracts and addenda
    • We are providing the following disclosures tailored for the State of Texas as well as generic disclosures that will apply in all other states:
      • Addendum A to the Purchase Contract
      • Acknowledge of the Form of Transaction
      • Disclosure of Underlying Lien Transaction (where applicable)
      • Acknowledgement of Mortgage Liability (where applicable)
      • Acknowledgement of State and Federal Mortgage Regulations

    • We are also providing the lead-based paint disclosures in both English and Spanish
    • Please have your local attorney review and revise any of these contracts and or disclosures so they comply with your State requirements. I would strongly suggest that the investor use all disclosures, even if your particular State may not require all these disclosures.
    • Please be aware the Owner Finance Homes is not a law firm and is not providing any legal services by sharing these contracts and disclosures. The investor has the responsibility to have their local real estate attorney review, modify, and bless any legal documents used by the investor.


  • For those wanting to accelerate their real estate training even more, we are offering the next phase in your training. Once the investor gets a lead, one of our experienced investors will meet you out at the property and work the deal side-by-side with you. This will allow you to see and apply the classroom and video training being applied in real life.
  • For the first several deals, we will ask that you merely observe our experienced investor meet the seller, develop the rapport, establish their credibility, make the offer, and then walk through the contract. Being there at the kitchen table, where we do most of our work, is a highly unique experience and is invaluable as the next phase of your training.
  • The next several deals, we will be sitting right by your side when you make a mistake (which you will) and or when you forget the next part of the presentation (which you will), to help you recover and guide you through the transaction. We know that individuals learn eight (8) times more by making mistakes than by getting it all right on the first time. We take each situation and use that as a learning opportunity, to boost the knowledge and confidence of the investor.
  • Soon, the investor will be able to have a motivated seller call them, they will process and evaluate the lead, write the contract, go out to the seller’s house, and make the offer by themselves.
  • Our experienced investors will provide the Kitchen Table training on an unlimited lifetime basis. Otherwise, we will go out on an unlimited number of leads until the investor is comfortable doing it on their own.
  • For the period of time that the investor is working with us, and not a competitor or operating as a competitor, we will provide ongoing lifetime coaching to the investor.
  • During this Coaching Phase of the Training, the Company will accept all funding requirements, all risks associated with the transactions, and will pay the investor as we train you.
  • Once the investor has performed the marketing, processed two leads, performed the evaluation, made the offer, have the seller accept the offer and sign the contract, and knowingly accept the terms of the contract and transaction, then the investor is eligible to offered a partnership in the investing company.


  • Once the investor has completed two acquisitions by themselves, where the seller has knowingly agreed to the terms and conditions, then the investor is eligible to b e offering a partnership in Owner Finance Homes LLC (or “Owner Finance Homes” or “OFH”). The offer of partnership is solely at the discretion of the Principals of OFH.
  • If the partnership opportunity is offered and accepted, then a limited liability company (or the “LLC”) will be formed between OFH and the investor. Each side will own their designated percentage of the ownership of this LLC. Along with the ownership, each side will also accept their percentage of the risk involved with each transaction.
  • The investor will be responsible for the marketing, processing the leads, evaluating the leads, writing the contract, making the offer, and turning in the contract and all relevant documentation to OFH. OFH will perform all other tasks associated with monetizing the contract: perform due diligence, price the house, market the house to prospective buyers, show the house, negotiate with the buyers, qualify the buyers, manage both side of the closings, setup the loan with a residential mortgage loan servicer, and service the loans for the duration of the transaction. For the purposes of the management of the transactions, OFH will be considered as the managing partnership of the LLCs.
  • For the first twenty (20) houses under this partnership, the investor will receive sixty (60) percent of the ownership of the LLC, and thus will be entitled to receive sixty (60) percentage of the net cash flow from each deal.
  • For all houses after twenty (20) houses, the percentage ownership will increase to eighty (80) percentage.
  • If the investor chooses not to partner with OFH, then they are certainly free to begin and operate a competitive real estate investing company. If this should occur, then any offer of ongoing support and coaching will be rescinded (we do not support or coach our competition). If approached, we may choose to partner with the investor on future deals.


  • We will be offering both in-person and digital deep dive courses that take the most important aspects of investing and discussing them in greater detail; including, but not limited to, developing and executing marketing strategies, the latest on social media and digital marketing platforms, evaluating the leads, performing the due diligence, deal structuring, pricing the property for sale, showing the property, negotiating and contracting with your buyer, etc.
  • These Deep Dives will be held at least once a month, and most likely more often.
  • We will also be inviting industry experts to talk about their expertise: including, but not limited to: real estate attorney, foundation repair experts, remodeling experts, residential mortgage loan originator, residential mortgage loan servicer, etc.
  • These Deep Dives will be offered both in-person and online.


  • OFA will be hosting a Questions and Answers online ninety (90) minute session every three (3) weeks. Investors may submit their questions or concerns via email or the chat session and one of our experienced investors will work to answer as many as we can during these sessions. Periodically we will schedule focused sessions, i.e., marketing, in which our marketing guru may host the session and be available to answer any of your marketing questions.
