Stuck in Career You No Longer Enjoy? Consider Real Estate Investing
Do you dread Monday mornings because you’re stuck in a job you no longer enjoy? Or you’ve always dreamed of being your own boss, but you’re not sure how to make it happen? Many of us feel like we’re trading our quality of life for a steady income and benefits such as insurance and 401Ks. We call this the “golden handcuff” — we yearn to do something else to support ourselves and our families, but we fear giving up our current job's security. If this sounds familiar to you, read on because your life is about to change, just like ours did with Owner Finance Academy.
How We “Unchained” Our Golden Handcuffs
We (the founders and partners at Owner Finance Academy) once worked in careers that we no longer wanted to remain in for various reasons — retirement, boredom, the economy, family needs — and we possessed an entrepreneurial desire we could no longer ignore. Some of us turned to traditional real estate investment strategies such as buying homes for low prices and selling them later at a higher price or buying and renting homes. We made a little money, but not as much as we hoped, and we endured a lot of hassles and uncertainties. Then we discovered owner-financed real estate investing, and our fortunes changed.
We no longer feel chained to careers that aren’t a fit, we work for ourselves — and most importantly, we are earning prosperity with purpose. We not only earn life-changing wealth but by doing so, we’re also helping others achieve their dreams of homeownership and debt relief.
What Is Owner Financing?
In a nutshell, owner financing means that instead of a homebuyer securing a traditional bank loan, the investor becomes “the bank” and loans the buyer money using the existing morgtage. The investor charges interest, the buyer repays the loan over several years, and the investor pockets the interest — which adds up to thousands of dollars over the 20 or 30 years it takes for the buyer to repay the loan.
Before you say, “I can’t afford to do that,” just wait. With our owner financing strategy, we don’t typically loan our personal cash or take out a loan to finance the transaction. Instead, we take over a seller’s existing mortgage, usually someone desperate to sell their home quickly to avoid a foreclosure. We sell the home to a new buyer, usually someone who cannot secure a traditional bank loan. The buyer pays us the mortgage, plus interest (our income), and then we pay the original mortgage until it’s paid off. Typically, we pay off the original mortgage in 10 or 15 years, but we collect the buyer’s payments for 20 or 30. Once we pay off the original mortgage, the buyer’s payments become 100% income for us.
We enjoy a steady, passive income for decades — and because we’re not tying up our personal cash or credit, we can conduct multiple owner financing transactions simultaneously. We’re also helping sellers avoid a financial crisis, and buyers realize their dream of homeownership, what we call a win-win for all parties involved. How Real Estate Investing Can “Unchain” Your Golden Handcuffs
If you attend one of our training programs — taught by one of our investors, not a paid instructor who is merely rehashing someone else’s strategies, we walk you through every step. We also don’t just send you on your way with some materials once the seminar ends — we provide “on the job” training and mentorship for as long as you want. You’ll participate in real-life transactions with our investors as they buy and sell homes. You become a real estate investor when you’re ready, and we also offer a path to partnership with Owner Finance Academy. This is not a “get rich quick” scheme — it takes diligence, time and effort to earn life-changing wealth as a real estate investor.
Gradual or Immediate Career Change
Many of our seminar attendees continue working in their traditional jobs for a while until they start earning enough income as a real estate investor. Some work part-time until they reach a comfortable income. Others plunge right in if they’ve got a bit of a financial cushion to carry them.
Many of our successful investors work with a partner — a spouse, adult child or another family member, enabling both to enjoy entrepreneurship and freedom from the golden handcuff. You decided how quickly you want to transition to running your own business and earning life-changing wealth. Typically, most of our “graduates” transition to being full-time investors within about a year.
Repurpose the Skills & Experience You Already Possess
Many of our program graduates find they already have applicable skills they’ve learned in previous jobs that help them become successful investors and business owners. Our graduates are a diverse group, ranging in age, gender, race, ethnicity and previous careers. Anyone willing to learn the strategies and put forth the effort to find suitable homes to buy and qualified buyers can become successful investors. We offer ongoing workshops, members-only Q & A sessions, hundreds of training videos, marketing materials, lead generation and skip tracing programs, contracts and other tools you can use after your training seminar ends.
We currently offer three training programs:
Fundamentals Program: A two-day introductory program
Professional Investor: A five-day in-depth boot camp/workshop
Partnership Path: One-on-one executive coaching and a pathway to becoming an Owner Finance Homes, LLC partner.
